SW Florida rent drops are ‘creating shockwaves throughout the region’

As opposed to the national average rent’s gradual incline each year, the rent drops are “creating shockwaves throughout the region,” according to Grant Montgomery, national director of U.S. multifamily analytics for CoStar Group.

“For renters, that means the apartment search in 2026 still looks different than it did during the peak of the pandemic-era housing shortage,” Montgomery said. “There is more choice, more time to decide and greater negotiating leverage, particularly at newer or higher-priced properties.”

Apartments.com noted that Sarasota’s rental market has more than 4,500 additional units than last year — an increase of more than 10% — and like the same trend in Lee, Collier and Charlotte counties, has one of the highest vacancy rates in the United States.

How do rental prices in Southwest Florida generally compare to nation?

This supply wave has thrown off the supply-demand balance in these markets, and recalibration is a slow process. Southwest Florida is still adjusting to oversupply, even as landlords often are still generally collecting more than the national average rent of about $1,640 for one bedroom digs, including in Sarasota, where it’s been about 7% higher.

“The shift underway is gradual rather than abrupt, with the advantage remaining with renters rather than landlords,” Montgomery said. “Renters can still expect competitive offerings and flexibility.”

What are some concessions being made to renters in Southwest Florida?

Prices are falling rapidly as Southwest Florida struggles to adjust to oversupply.

Similar to Lee and Collier, property managers feel pressured to offer deeper concessions to stay competitive: 81.8% of properties in Sarasota offer a rent concession, and 46.8% of properties with rent concessions advertise two months of free rent, according to Apartments.com.

What SW Florida city by far leads U.S. in renters getting big discounts?

Fort Myers, by far, leads the RentPulse Index, with an 11.2% rate, followed by Sarasota’s 9.2%

The concession rate is the difference between advertised rent and actual rent paid after specials are applied. So the bottom line: Renters searching in Fort Myers are finding the biggest discounts, and on average paying 11.2% less than the advertised price.
