Values way up so far in 2022 vs 2021

Here is an interesting market stat about the north Florida multifamily markets; the average closing price/unit for all conventional assets over 10 units was as follows:

  • January thru June 2022 was $127,237
  • January thru June 2021 was $100,555

I also wanted to share a really interesting poll result about cap rates. You can find other poll results here. POLLS THAT MATTER

  • 55% of investors are using 5.51%+ exit cap rates in their proformas
  • 28% of investors are using 5.01-5.50% exit cap rates in their proformas
  • The remaining 21% are using a lower cap rate
  • Obviously, it totally depends on the property but thought the poll was interesting nonetheless
