Manatee County Commission OKs new zoning and site plan for Villages of Amazon South, A NEAL communities project

Manatee County commissioners Thursday OK’d plans for another huge development near Parrish.
Commissioners approved a new mixed-use zoning and preliminary site plan for the Villages of Amazon South, 12420 U.S. 301 N.
The project is on the northwest corner of Moccasin Wallow Road at U.S. 301 North.
“This will be an all-American community,” developer Pat Neal told commissioners.”It will be well-planned by the Neal company.”
Plans called for 1,999 residential units, including 1,385 lots for single family detached housing, 280 lots for single family semi-detached housing and 334 lots for single family attached residential units, according to county documents.
Also envisioned: 60,000 square feet for office/commercial use.
About 623 acres, or 51 percent of project acreage, would be open space, and 20 acres would be devoted to recreation among four phases, according to county documents. Neal called his project “very un-Neal like” because he is hoping to attract people whom the company has not normally drawn to Manatee County.
The project will offer a variety of uses and home styles at various prices with recreational amenities such as ballfields, tennis and basketball courts, dog parks and pools, community rooms and clubhouses, according to the plans.
County officials nixed a request by Neal and his son, John Neal, to omit sidewalks for the project in favor of contributing to a fund to install sidewalks elsewhere such as at schools, they said were more sorely needed.
